Our staff has a wealth of experience in closing residential and
commercial property purchases. We work closely with builders, lenders,
agents and their clients to eliminate any uncertainties prior to the day of
closing. To better serve our clients and their customers we maintain a
single central office from which our attorneys travel to perform closings
all over metro Atlanta.
The key to successful real estate closings is excellent communication,
and our central office arrangement ensures our staff and attorneys can
quickly discover and remedy any problems prior to the closing date. Unlike
firms with several satellite offices where the various people working on
your closing may not be in daily communication with each other, our one
office approach maximizes efficiency while offering convenient and flexible
closing options.
At Sherman & Phalen, we’ve standardized closing procedures
to streamline the process for our clients. Once a title order is received,
it is assigned to one of our paralegals/legal assistants and to one of our
attorneys to personally perform the title search. Then the staff and
attorneys work together to clear any problems with the title. Whenever
possible, Settlement Statements are prepared a day in advance of the closing
and are distributed for review to help eliminate any surprises.
Most firms require that you come to their office for the closing ceremony
— but at Sherman & Phalen, we’ll come to you. Our attorneys
travel all over metro Atlanta at no extra cost to make the last step in the
closing process as convenient and simple as possible. Both our clients and
their customers tell us they greatly appreciate our ability and willingness
to travel away from the office to perform the closing ceremony.
After the closing, there is still work left to be done. Unlike many real
estate closing firms, our paralegals/legal assistants also perform
post-closing duties such as recording deeds and other documents, paying off
liens and distributing funds to third parties. This practice allows the
paralegal most familiar with a transaction to handle it from beginning to
end, thus eliminating mistakes and providing a single contact for our
clients and their customers. |
